Seat walls and low retaining walls

Walls give a patio edges and extra seats, and on a sloping lot they create the flat ground a patio needs.

Plenty of Larimer County lots aren't flat, especially on the west side of Fort Collins toward the foothills and on hillside lots in Loveland. A low retaining wall can carve out a level terrace for a patio, while a freestanding seat wall adds built-in seating around a fire feature or along the patio edge.

When does a wall need a permit in Fort Collins?

The city exempts retaining walls up to 4 feet tall, measured from the grade on the low side to the top of the wall, unless the wall supports a surcharge such as a driveway, a slope or a structure above it. Tiered walls count as separate walls only if the distance between them is at least the full height of the lower wall. Walls beyond the exemption need a permit and a design stamped by a Colorado-licensed structural engineer. The city also notes that permit exempt doesn't mean code exempt.

How are block walls built?

  • A trench with a compacted gravel leveling pad, with the first course buried
  • Each course set back slightly as the wall rises, following the block maker's guidance
  • Clean drainage stone behind the block and a perforated drain at the base
  • Caps adhered so they stay put through freeze-thaw cycles

Why does drainage matter so much on clay?

Expansive clay pushes harder when it's wet and can swell against the back of a wall. Ice behind a wall in winter adds more pressure. Free-draining stone and an outlet for the drain pipe keep water from building up, and keeping sprinklers and downspouts aimed away from the wall helps it stay straight for years.

Every yard is different, so the contractor prices the job after walking the site, checking the soil and grade, and talking through the layout and pavers you like. We don't quote prices, and any number given over the phone is only a rough starting point.

Common questions

How tall can a retaining wall be without a permit in Fort Collins?

Up to 4 feet from the low-side grade to the top, as long as it doesn't support a surcharge. Taller walls need a permit and an engineer's stamped design.

Can wall block match my pavers?

Usually. Many manufacturers make wall block and caps in colors that coordinate with their pavers. Ask the contractor for samples.
